University of Memphis Physical Plant Billable Services
Physical Plant is committed to providing general maintenance services in all state-supported spaces as identified in the THEC Space Guidelines. Additional services, not considered standard, are billable. The list below identifies typical billable services that are frequently requested of Physical Plant. It is not intended to be an all-inclusive list but represents the billable services that are most commonly requested.
Building Services
- Carpet shampoo/cleaning, floor stripping, and waxing in departmental, non-public spaces.
- Games and event cleanup.
- Cleaning beyond routine maintenance or during weekends.
- Spill cleanup in departmental spaces.
- Special cleanup requests (e.g., extra trash cans, walk-off mats, excessive trash removal).
- Cleanup related to construction or maintenance projects.
- Interior/exterior window washing.
Carpentry
- Construction/repair of cabinets, bookshelves, and casework.
- Door replacements or conversions.
- Installation of signage, nameplates, boards, or mirrors.
- Office furniture assembly, repair, or modifications.
- Installation and maintenance of blinds or draperies.
Electric
- Installation or repair of lighting (furniture lighting, desk lamps, display case lighting).
- Additional electrical outlets or specialty lights.
- Breaker resets for circuit overloading.
- Appliance installation or repair.
- Temporary power installations.
- Maintenance of departmental equipment.
Elevator Services
- Special requests, such as ceiling adjustments for furniture/equipment transport.
General Maintenance
- Hanging pictures, signs, banners, mirrors, etc.
- Pressure washing outside the standard 3-year building rotation.
Landscaping
- Damage restoration from construction/improvements.
- Cleanup of bulk waste or improperly disposed items.
- Special landscaping (e.g., tree plot maintenance, additional plants).
- Event preparation, trash collection, and cleanup.
Lock & Door Access
- Installation and repair of electronic access controls (with required approvals).
- Key fabrication, lock re-keying, and repair.
- Installation/maintenance of alarms and cabinet/file locks.
Mechanical
- Maintenance or repair of dedicated humidifiers.
Painting
- Painting, patching, or refinishing non-state spaces.
- Installation or repair of vinyl/wallpaper.
Plumbing
- Laboratory equipment installation and maintenance.
- Additional plumbing services (e.g., water filters).
Refrigeration/HVAC
- Repair or rental of refrigeration equipment (e.g., freezers, ice machines).
- Additional heating/cooling systems beyond building standards.
Sustainability/Recycling
- Pickup of excessive or unusual recycling materials.
Surplus
- Equipment/furniture moves.
- Recycling contents of blue containers.
